By accessing this site, requesting a booking, or providing your name, email, or phone number to Only the Family LLC, you confirm that you are at least 18 years old and accept these Terms of Service and our Privacy Policy.

Only the Family LLC connects guests with hand-picked hotels, resorts, vacation homes, cruises, flights, car rentals, and discounted travel packages. We act as a booking and concierge service. Availability, pricing, and amenities are set by property owners and travel partners and may change without notice.

• A booking request is confirmed only when you receive a written confirmation from us.
• You are responsible for the accuracy of the guest names, dates, and details you provide.
• Check-in and check-out times, house rules, and occupancy limits are set by each property.
• Some properties and travel partners may require their own terms at the time of booking.

By providing your mobile number when you book a stay, request support, or contact our team, you consent to receive SMS text messages from Only the Family LLC about your reservation. This includes booking confirmations, check-in details, scheduling updates, reminders, and replies to your questions from our concierge team.

• Message frequency varies and is limited to booking-related and support messages relevant to your stay.
• Standard message and data rates from your carrier may apply.
• You may opt out at any time by replying STOP to any message we send.

Payments are processed by our payment provider at checkout. All amounts are charged in U.S. dollars unless stated otherwise. Taxes, resort fees, and partner surcharges may apply and are listed before you confirm a booking. Promotional prices and discounts are subject to availability and may be withdrawn or changed at any time.

Cancellation and refund terms depend on the property, fare, or package you book. Any specific cancellation window shown at the time of booking controls. We will process eligible refunds through the same method used for payment. Some bookings may be non-refundable or carry a service fee, which will be disclosed before you confirm.

• Provide accurate and complete information for each booking.
• Follow the rules, occupancy limits, and policies of each property.
• Use SMS and other communications lawfully and not for any marketing of your own.
• Keep your account and contact details current so we can reach you about your stay.

Only the Family LLC provides its services on an "as is" basis. We are not liable for delays, changes, or issues caused by property owners, travel partners, carriers, weather, or other events outside our control. Our liability for any booking is limited to the amount you paid to us for that booking.

All content on this site — including text, logos, images, and design — is owned by Only the Family LLC or used with permission and may not be copied or reproduced without our written consent.

We may update these Terms of Service from time to time and will note the last-updated date below. Continued use of our services after a change means you accept the updated terms.
